Abstract [sv]

På senare tid har det i den svenska samhällsdebatten påtalats ett växandeproblem, de svenska hushållen lånar allt mer pengar. Detta beror delvis på att desvenska bostadspriserna ökat kraftigt under senare år. Myndigheter såväl sompolitiker och privatpersoner känner oro inför det.Syftet med denna studie är att analysera om det föreligger ett samband mellanreporänta, inflation och småhuspriser. De variabler vi valt att undersöka ärköpeskilling för bostäder, reporänta och inflation. Vi valde att avgränsa oss tillsmåhus på den svenska marknaden. Med småhus menas villor, parhus ochkedjehus. Vi använde oss av sekundärdata från statistiska Central Byrån, ochvalde att använda data från varje månad mellan januari 2004 till december 2014.Utifrån de framtagna hypoteserna i denna studie kom vi fram till att det finns ettsignifikant negativt samband mellan reporäntan och köpeskillingen på enbostad. Vi upptäckte också att det finns ett signifikant positivt samband mellaninflation och köpeskilling för bostäder. Reporäntan och inflation står för ungefär30 procent av den totala förändringen i köpeskilling på bostäder. Resultatet avvår studie får stöd i tidigare gjorda studier.

Abstract [en]

Swedish households borrowing more and more money is an increasing problemand it has been given a lot of attention in the public debate in recent times. TheSwedes increased urge to loan money is partly connected to the fact that theSwedish house prices have increased sharply in recent time. Authorities as wellas politicians and individuals feel a concern about this.The purpose of this study is to analyze how much influence the prime rate andinflation have on housing prices. The variables we have chosen to look at is thepurchase price for homes, prime rate and inflation. We chose to define the studyto small houses on the Swedish market, which in this case means houses, twinhouses and terrace houses. We used secondary data from the Central StatisticsOffice and we selected monthly samples of the available data from january 2004to december 2014.Based on the derived hypotheses of this study, we came to the conclusion thatthere is a significant negative correlation between the prime rate and thepurchase price of a home. We also discovered that there is a significant positiverelationship between inflation and the purchase price of housing. The prime rateand inflation stand for about 30 percent of the total change in the purchase priceof housing. Earlier studies support the results obtained in our study.
