Abstract [en]

The thesis is an attempt to create a deeper understanding of the Swedish housing market. Many econometrics studies have shown that a certain amount of variables have a real impact on the housing prices but very few of them have considered every variable separately to see their impact on real estate prices.The first part of this thesis is a short presentation of previous econometric researches on this field. This part is purposely short because it does not bring any element to answer my question. However, the selection of the different variables is based on the results of these searches.The second part is the presentation and analysis of the selected variables. The aim is to try to explain the real estate prices evolution regarding each variable. To do so, I’m going to do some percentage analysis couple with graphical analysis and try to find correlation between the variables and the housing prices.
